A tall structure immediately to your west can shade a plot from afternoon sun more effectively than any orientation would — and equally, an empty plot to the west today may not stay empty. Facing is fixed and knowable; what surrounds you is neither, which is a good reason to walk the site at 3pm rather than judge it from a listing.

Which facing plot is best as per Vastu?
North-facing is traditionally the most auspicious — associated with Kubera and receiving soft diffused daylight at Indian latitudes — with east second. But the tradition also holds that any direction can be made auspicious through correct entrance pada placement. South and west are not prohibited, and no direction is inherently unsuitable.
Is a west-facing house bad as per Vastu?
No. Vastu specifies the correct pada positions for a west entrance — W3 Sugreev, W4 Pushpdant, W5 Varun — and gives room placement guidance for west-facing homes.
