The footprint is identical in both scenarios. Only the floor count changes. The front setback removes roughly 150 sq.ft from the ground floor; the rear removes another 100. What survives is around 800–850 sq.ft, and the staircase will claim 80–100 of that. So the FSI does not buy you a wider house — it buys you another storey, or it does not. Step two

The Staircase Core: the most important decision

Definition

The staircase core is the area given over to the stair flight, landing and any shaft space — typically 80–120 sq.ft here, roughly 8×10 ft to 9×12 ft including the landing. Its position determines the zoning of every other room on the plan. Place it wrong and it creates dead corridors or bisects the living area; place it right and it organises the plan into logical public and private zones.

Three viable positions, and one of them is almost never right on a 30-ft frontage:

Centre-rear

Most common
Stair in the rear third of the plan, abutting the rear boundary. Creates a clean front living zone facing the road, kitchen behind living, stair tucked at the back.Not visible from the entrance, which some homeowners prefer for security.

Side-middle

Frees both zones
Stair runs along one side wall — against the zero-setback boundary where applicable. Frees both front and rear zones for rooms, with minimal corridor impact once it is against the wall.Needs adequate stair width and landing depth on that side.

Front

Avoid on narrow frontage
Consumes the most valuable road-facing area on the plan. Only rational on a corner plot with secondary road access, where the stair can serve an upper-floor rental unit independently.On a standard 30-ft frontage this is almost always the wrong choice.

Step three

Light, Air and orientation

The primary design challenge on this plot size

A 30×40 in an established layout typically abuts a building on one or both sides. The 30-ft frontage faces the road; the rear is your only other open face. Cross ventilation on the side elevations is effectively unavailable, which means every room’s primary window has to face either the front or the rear. That constraint, not floor area, is what makes the middle of the plan hard.

East-facing

Morning sun on the east rooms, afternoon sun blocked by the western boundary. Bedroom east; kitchen and utility west. The pooja room benefits from east-facing morning light.

West-facing

Afternoon sun on the front elevation. Manage it with a 1.5–1.8m deep chajja above all front windows, and deciduous trees in the front setback for seasonal shade. Living and bedrooms gain from morning shade.

South-facing

Relatively low-risk at this latitude — south sun is moderate. Front rooms get good diffused light without the intensity of west sun. Generally a favourable orientation here.

North-facing

Consistent diffused light on the front and no direct sun in the front rooms. Preferred for living and study; kitchen and service areas at the rear.

Light wells and internal courtyards

A plan that extends the full buildable width leaves no room for a light well — and produces dark middle rooms as a direct consequence. Where side abutment blocks cross ventilation, a 1.5–3m wide internal light well, set back from the front by one room depth, brings light and air to the bedroom behind the living area.

The trade is smaller than it feels. A 3×8 ft light well is about 24 sq.ft — roughly three percent of your ground floor footprint — and that is the minimum that makes a practical ventilation difference to two rooms. You are exchanging a fraction of a bedroom for the liveability of the entire middle of the house, on a plan where the middle is otherwise the weakest part.

On a plot that abuts buildings on both sides, it is the only way the rooms behind the living area get light and air at all.

Steps four and five

Parking, and how many floors

Three parking approaches

  • Front setback parking. The 1.5m front setback — about 5 ft — is insufficient for a standard car park, which needs a minimum 8 ft depth. To park at the front, the ground floor front wall must recess a further ~2.5 ft to give 7.5 ft total in front of the garage door. That depth comes straight out of the front room.
  • Stilt floor parking. The most practical solution here. The ground level is raised as a stilt with parking and utility below, residential floors above. Stilt area is typically excluded from FSI computation, which gives you a full parking level without eroding your living area allowance — confirm the exclusion with your architect.
  • No parking. Permissible if the parking norms for your specific built-up area and use are met — some small residential plots below a threshold do not trigger the requirement at all. Confirm whether your project does.

G+1 against G+2

  • G+1, two floors. Standard for FSI 1.25. Around 1,500 sq.ft total, comfortable for three or four people, a single staircase, lower structural cost, and 14–17 months from design to handover.
  • G+1 with stilt, three levels. Stilt parking plus two living floors — effective living area still ~1,500 sq.ft but all of it on upper floors. Three levels of height, so check whether it crosses 10m and triggers height-based setbacks.
  • G+2, three floors. Only viable at FSI 1.5 or above, meaning a 9m road or wider. Around 1,700–1,800 sq.ft, suitable for multi-generation or owner-plus-rental. Higher structural cost, and it adds roughly three to four months to the programme.

The stilt option is the one that repays reading twice. It costs you nothing in FSI where the exclusion applies, solves the parking problem the front setback cannot, and lifts the living floors above street level. The trade is that every daily journey home involves a flight of stairs — which matters more for older occupants than a floor plan can show, and is worth deciding on deliberately rather than by default.

Which is right? Plan A is the default for a nuclear family on an FSI 1.25 plot. Plan B needs the side access to make the rental entry genuinely independent. Plan C needs the wider road. All three are decided by the road outside before they are decided by the family inside — confirm FSI and setbacks with your architect before choosing between them.

Five planning mistakes on this plot size

  • Designing before confirming FSI and road width — the most common error. A design assuming FSI 1.5 that must be refiled at 1.25 loses around 300 sq.ft, which is typically one bedroom
  • Placing the staircase in the centre — a centre stair creates two disconnected zones on every floor with no natural circulation. Put it against a side or rear wall and free the main depth for rooms
  • Ignoring the light well — a plan that fills the entire buildable width produces dark middle rooms. Sacrifice 24–48 sq.ft and gain significantly better liveability
  • Not calculating the stilt parking FSI exclusion — homeowners who do not know stilt area is typically excluded miss a full parking level that costs them nothing in living area
  • Oversizing bedrooms and undersizing service areas — a 12×10 ft bedroom with an 8×5 ft bathroom and a 4 ft corridor is functionally better than a 14×12 ft bedroom with an inadequate bathroom and no storage

On a 30×40 the ground floor lands at roughly 800 sq.ft whichever road you face. What the FSI decides is whether there is a second floor above it, or a third.
