01What is included in villa construction with Buildiyo?+
Everything from architectural, structural and MEP drawings through to snagging and handover, itemised in a Bill of Quantities you approve before work begins. Façade, lift provision, pool, landscape, automation and interiors are each priced as their own lines, so you can see and adjust any of them. Statutory fees, soil investigation and loose furniture are quoted separately and always in writing before that work starts.
02Are interiors included, or are they a separate contract?+
Either, and the choice is yours — but the decision belongs at design stage. Kitchen and wardrobe layouts drive plumbing and electrical first fix, and automation drives conduiting, so interiors taken inside the same BOQ are cheaper and cleaner than interiors added later. If you prefer a separate interiors contract, we provision for it in the structure and services so the later fit-out is not fighting the building.
03How is payment structured?+
Milestone-based. Each milestone is defined in the contract, completed, verified against the quality checklist, then invoiced. There is no bulk advance. On a villa the milestones typically follow foundation, structure by floor, envelope and façade, services first fix, finishes and handover.
04What does a luxury villa cost to build?+
We do not quote a per-square-foot rate, because on a villa it hides more than it tells — the same footprint varies enormously with façade specification, automation scope, lift provision, pool, landscape and interiors. You receive an item-wise Bill of Quantities instead, with every material and labour line measured and rated, so you can see exactly what drives the number and change any line before you sign. 05What happens if I change my mind about a finish or a layout mid-build?+
Most clients change something. The variation is measured, priced against the same rates already fixed in your contract, quoted to you in writing, and carried out only after you approve it. There is no separate rate card for changes, and nothing is executed and invoiced afterwards. Structural changes after casting are the one category we will advise against rather than simply price.
06How long does it take to build a villa?+
Design, elevation and 3D typically take 4–7 weeks, BOQ and contract a further 2–3 weeks, and construction 10–18 months depending on built-up area, specification and whether interiors sit inside the same scope. Snagging, testing and handover add 4–8 weeks from structural completion. The programme itself is agreed as a dated schedule in your contract rather than estimated generically.
07Do you handle approvals and planning permission?+
Yes. We prepare and file planning permission, water and sewerage connection, electricity service connection and the completion documentation alongside construction. Approvals are issued in your name and statutory fees are paid at actuals. Processing durations sit with the authority and vary considerably, so they are never presented as guaranteed dates.
08What do I receive at handover?+
A document set, not just keys: structural stability certificate signed by the engineer of record, concrete cube test reports by date, waterproofing and ponding test records, plumbing pressure tests, electrical load and earthing tests with as-built layouts, a snag list closed room by room and signed by you, the 10-year structural warranty in writing, and one dated pack of O&M and maintenance notes.
09Do you design to vastu principles?+
Where a client asks for it. Vastu is a traditional system of spatial planning, not a building code, and Buildiyo makes no performance or outcome claims for it. Layouts, entry and room placement are checked against your vastu brief at plan stage while meeting all structural and statutory requirements, which always take precedence.
