Stage 6

Foundation reinforcement and pour

Irreversible once concrete is poured and cured. Visit the day before to confirm TMT grade and diameter match the structural drawing, bar spacing is as specified, cover blocks are placed on the formwork base, and no reinforcement touches the formwork directly. On pour day, confirm a slump test at the RMC truck discharge point.
Stage 9

First floor slab steel, before pour

The most structurally critical element you can inspect directly — before the slab is poured, the reinforcement is visible. Ask the structural engineer for the Bar Bending Schedule and compare bar diameters and spacings on site. Cover blocks at 750mm maximum centres maintain the design cover depth.
Stage 12

Roof slab and 14-day wet curing

The most consequential single-day pour in the project. Confirm a continuous pour with no cold joints from stopping and restarting, adequate vibration across the slab area, and wet curing beginning within 24 hours and maintained for a minimum of 14 days for M25. Do not allow waterproofing to begin before that cure is complete.
Stage 15

MEP rough-in, before plastering

Conduit routing and plumbing must be confirmed before plastering closes them permanently. Confirm conduit type matches the BOQ, all outlet boxes sit in the positions shown on the electrical layout, plumbing has been pressure-tested before cover-up, and a drainage trap is installed at each floor drain.
Stage 17

Waterproofing flood test

Waterproofing failure is the most common post-handover complaint in Chennai construction, and the flood test — ponding the terrace with 25–50mm of water for at least 24 hours — is the only field verification method. Be present, photograph the water level at start and end, and confirm the BOQ membrane was applied before the test rather than after a failed one. Any seepage visible from below requires remediation before tiles are laid.

Pre-construction

Foundation and structure
