What House Construction packages are
A construction package bundles a defined specification — materials, brands, allowances, finishes and design deliverables — into a single rate per square foot of built-up area. Instead of negotiating each item, you choose a specification tier and the cost follows from your area. Buildiyo’s packages are documented across ten specification sections covering architecture, structure, kitchen, bathroom, flooring, doors and windows, electrical, painting, miscellaneous items and the fee structure, with roughly 150 individual line items in each.
That level of documentation is the actual value. A per-square-foot rate on its own means very little — two builders quoting the same number can be planning very different houses. A real quotation reflects your actual drawings, the number of bathrooms and kitchens against the package allowances, foundation depth, soil conditions, site access and every specification choice you make. Package Cost Is Not project budget
This is the single most useful distinction in the whole article, and the one homeowners most often miss. The package covers construction to a defined specification. A completed, occupiable house costs more, and the difference is not hidden — it is simply outside the package by design.
Budget separately for:
- Land, and any statutory charges or registration associated with it.
- Design fees, which the packages page states as a percentage of construction cost, payable at project commencement.
- Statutory approvals — explicitly excluded and billed at actuals.
- Soil testing and any specialised foundation the soil report calls for.
- Compound wall and gates — charged additionally in every package.
- Temporary electricity and water during construction, which the page places in the owner’s scope.
- The main panel board and electricity board connection, also owner’s scope.
- Interiors beyond the package — modular kitchen units, wardrobes, false ceilings and loose furniture.
- Elevation cladding, grooves, projections or pergolas, which sit outside the standard elevation scope.
- Changes requested after approval, which are repriced by written variation.
None of these are surprises if you read the specification. They become surprises when a homeowner takes the package rate as the project cost — which is why the exclusions list deserves as much attention as the inclusions.

What the packages include on the design side
Every package includes a documented design deliverable set, and it scales with the tier. All four include structural design, a door and window schedule, a bar bending schedule, and plumbing and electrical layout drawings provided before execution begins. How much does a house construction package cost in Chennai?
Buildiyo’s packages are currently listed at ₹1,800 per sq.ft for Smart, ₹2,350 for Classic, ₹2,448 for Premium and ₹2,970 for Luxury, all inclusive of GST. On a 1,500 sq ft built-up area that works out at roughly ₹27 lakh to ₹44.55 lakh for the construction package itself. These are indicative; the final quotation follows a site measurement and depends on your actual specification.
What area is the rate applied to?
The package built-up area, which is what the specification refers to throughout — bathroom, kitchen, railing and electrical allowances are all expressed per unit of package built-up area. Confirm exactly how your area is measured before comparing any two quotations, because different builders measure differently and the same house can produce different figures.
Is the rate per sq.ft fixed?
The packages page states that the rate is fixed against the specification you choose and does not change unless you request a change in scope, with soil conditions and statutory approvals billed separately at actuals. Quoted pricing is held for 60 days under the stated Price Guard; after that a new quotation is issued at prevailing rates.
What is not included in a construction package?
Several things are explicitly outside the package: statutory approvals, the compound wall and gates, temporary electricity and water during construction, the main panel board and the electricity board connection, and elevation cladding or projections. Take your built-up area, multiply by the package rate, then add design fees, approvals, the compound wall, utility connections and a contingency. If the total exceeds your budget, reducing built-up area usually gives more room than dropping a package tier — and a smaller well-specified house generally serves better than a larger under-specified one.
When do payments fall due, and how are they made?
The packages page states that all payments go to a dedicated escrow account allocated to the owner, and that no cash payments are accepted. Confirm the specific milestone schedule for your project in writing before signing, since that is what governs when each instalment becomes payable.
What happens between booking and construction starting?
The page describes a post-booking period of approximately 45 to 60 days covering site reconnaissance, soil testing, structural drawings, approval, contract drafting and a site meeting, with construction commencing once those are complete. Budget for that gap when planning your timeline.
