Buildiyo’s Basic Drawing Set is priced at ₹16 per sq.ft of built-up area. It covers 2D floor plans for each level and a front elevation, with two revision rounds. It is a design deliverable, not a construction-ready set — structural drawings, services layouts and approval drawings are separate, so budget for those before you build.

A 2D plan and elevation package is where most house projects begin. It is the cheapest way to turn an idea into something measurable, and for many homeowners it is all they need at the start. What matters is knowing exactly what it gives you and what it does not, so the next steps are planned rather than discovered. To discuss your project, Buildiyo is on +91 70921 66366, +91 70921 66266 and +91 70921 66177.

About this rate

₹16 per sq.ft is Buildiyo’s own package rate for the Basic Drawing Set. It is not a market-wide rate for Chennai, and fees charged by other architects will differ. Final pricing depends on built-up area, number of floors, design complexity and scope. Confirm current pricing on the packages page or with our team before planning.

Two questions

What a 2D Plan and elevation package is

Definition — 2D plan and elevation package

A 2D plan and elevation package is the entry-level architectural drawing set. The 2D floor plan shows the house from above — rooms, walls, doors, windows and dimensions — for each level. The elevation shows the building from outside, giving you the exterior appearance. Together they answer two questions: how the house is laid out, and what it will look like from the road.

Four items

What Is Included, and how the cost is calculated

Per the current specification published on the packages page:

  • 2D floor plans for each level of the house.
  • Front elevation, with one design option.
  • Two rounds of design revisions.
  • PDF delivery of the drawings.

The full item-by-item specification is on the 2D plan + elevation price page, alongside the higher packages. Scope can change, so confirm before engaging.

How the cost is calculated

The package rate is multiplied by the built-up area. On a house of 1,200 sq.ft, the 2D plan and elevation cost would be roughly ₹19,200; on 1,800 sq.ft, roughly ₹28,800. These are illustrations, not quotations. Confirm how built-up area is measured before comparing any two proposals, because different practices measure differently.

What Is Not Included — and why it matters

This is the part worth reading carefully. A 2D plan and elevation set is a design deliverable. It is not, on its own, everything needed to build a house.

You cannot build from 2D plans alone

A 2D plan shows where the walls go. It does not size the foundations, fix the column grid, or specify the reinforcement in a slab. Those decisions come from structural design — and on this package, structural drawings are engaged separately. That is not a gap in the package; it is simply what the tier covers. But it does mean the ₹16 rate is the start of your design budget, not the whole of it. Price structural design alongside it, and you will compare packages accurately rather than being surprised later.

The package includes the design and excludes every form of translation

Read the two included rows against the four excluded ones and a pattern emerges that the price never hints at. The plan and the elevation describe the house as a spatial object — where things are, how it looks. Each of the four exclusions translates that object into some other language: structural drawings translate it into forces and reinforcement, services layouts into circuits and falls, approval drawings into the terms a planning authority reads, and 3D into something a non-architect can judge at a glance. So what ₹16 buys is the architect’s own working representation, and what it withholds is every version of that representation intended for somebody else. Which reframes the two-revision warning rather neatly. Two rounds feels tight not because two is a small number, but because the client is being asked to approve a drawing written in a language they do not read, without the one deliverable — the 3D — that would let them read it. The package’s low price and its revision risk come from the same omission.

Price Structural Design Alongside the Drawing Set

Not a gap in the package — simply what the tier covers. But the rate is the start of your design budget, and comparing packages without it misleads.

Four more things

What You Will Still Need before building

  1. Structural drawingsFoundations, columns, beams, slabs and reinforcement, sized for your loads and soil. See our structural design drawing service.
  2. Electrical and plumbing layoutsPoint positions, circuits, supply routes and drainage — needed before the slab is cast and before plastering.
  3. Approval drawingsThe submission set for your local authority, which is separate from the design set and from statutory fees.
  4. A cost estimateOnce drawings exist, quantities can be measured. Our BOQ estimator turns that into a construction budget.

If you expect to need most of these, compare the total against a higher package that bundles them — it is often the more economical route, and always the better coordinated one.

Understanding the Drawings, and who this package suits

The 2D floor plan

The most-used drawing in any project. It sets out room sizes, wall positions, door and window locations and circulation, and it is what the site team measures from. Getting it right matters more than any other drawing, because everything else follows the layout. More on this at house floor plan design.

The elevation

The elevation shows the building from outside. At this package level you receive the front face with one design option — the face that defines the house from the road. Our house elevation design page explains how elevations are developed in more detail.

Why 3D is a separate thing

A 2D elevation is a flat, dimensioned drawing. A 3D visualisation is a rendered image showing materials, light and context, and it is far easier for a non-architect to judge. If seeing the design before building matters to you, look at packages that include it, or commission 3D rendering service in Chennai separately.

Two revision rounds — plan for them

At this package level you have two rounds of revisions. That is workable, but only if the first draft is based on a complete brief. Before design starts, settle the number of bedrooms, who will live there, parking, whether a future floor is planned, and any Vastu preferences. Requirements that surface after the second round usually mean additional charges. An hour spent agreeing the brief with the whole family is the cheapest hour in the project.

Who this package suits

  • Owners testing a layout who want the plan and exterior finalised before committing to a full design service.
  • Projects arranging the rest separately, where structural design and services layouts will be engaged on their own.
  • Anyone testing feasibility — seeing whether the house they want fits the plot and the budget.

If you want one team to handle design through to construction, our architect design service in Chennai covers the higher packages, and design and build run together through our house construction company in Chennai team.

An hour spent agreeing the brief with the whole family is the cheapest hour in the project.

— Because two revision rounds go quickly
Often cheaper, always better coordinated

If You Will Need Most of It Anyway, Compare Against a Higher Package

Structural, services and approval drawings bought separately rarely total less than a bundle — and never coordinate as well.

FAQ & close

Frequently Asked Questions and how to close

What is the 2D plan and elevation price?

Buildiyo’s Basic Drawing Set is priced at ₹16 per sq.ft of built-up area. On a 1,200 sq.ft house that works out at roughly ₹19,200. This is Buildiyo’s own package rate rather than a market-wide figure, and fees from other architects will differ. Confirm current pricing before planning.

How is 2D plan and elevation cost calculated?

The package rate is multiplied by the built-up area of the house. Because the fee scales with area, confirm how built-up area is measured before comparing quotations — different practices measure differently, and the same house can produce different figures.

What is included in a 2D plan and elevation package?

On the current specification: 2D floor plans for each level, a front elevation with one design option, two rounds of design revisions, and delivery in PDF format. It is a design deliverable rather than a complete construction set.

Can I build a house with only 2D plans and elevation?

Not safely on their own. A 2D plan shows where walls go; it does not size foundations, columns, beams or reinforcement. Structural drawings are needed before construction, and on this package they are engaged separately. Budget for them alongside the drawing set.

What is the difference between 2D plans and 3D visualisation?

A 2D plan is a measured, dimensioned drawing used for setting out and construction. A 3D visualisation is a photorealistic image showing how the finished building will look. The plan is what gets built from; the 3D image is what helps you decide. They serve different purposes, and 3D is not included at this package level.

How many revisions are included?

Two rounds on the current specification. That is worth planning around — gather the family’s requirements and settle the big decisions before the first draft, so revisions are spent refining rather than restarting.
