Direct answer

Yes — but not equally. A 30×40 can reliably deliver entrance direction, south-west master bedroom and north-east openness, and cannot deliver an open Brahmasthan. A 40×60 adds a light well and clean zone compliance. On any plot, protect the three Tier 1 principles first and adapt the rest — compliance is intelligent prioritisation, not a checklist.

Vastu-compliant floor plans are usually discussed as though every plot has the same room to comply. They do not — and the honest version of this advice starts by saying which plot you are on.

What the ordering tells you

The top five rows are green across both regular plot sizes. The bottom three are exactly where plot size starts to decide the answer — and all three depend on something other than the architect’s intent: the column grid, the plumbing stack, or sheer available area.

Which gives the practical reading of the whole table: the principles that are easy are easy everywhere, and the ones that are hard are hard for structural reasons rather than because your plot is small. A bigger plot improves the odds on the last three; it does not change their nature.

The two common sizes

What Each Plot can and cannot deliver

Before any Vastu discussion, the architect establishes the buildable area — what remains after TNCDBR 2019 setbacks, which scale with abutting road width and building height. Vastu preferences applied to a notional full-plot footprint are misleading. See FSI and setback rules for how that figure is derived.

30×40 ft

  • South-east kitchen, where the plumbing stack and MEP are designed around it from the start
What it cannot
  • An open Brahmasthan is almost impossible. A central courtyard would consume roughly 25–30% of an already constrained footprint, and the column grid prevents leaving the centre open anyway
  • A stair in the precise south-west requires that zone to coincide with a structural bay — possible, not guaranteed
  • Separate utility, pooja and study rooms with correct zone placement, at the floor areas left after structure and services

40×60 ft

2,400 sq.ft · roughly 1,100–1,400 sq.ft buildable per floor

  • A partially open centre — an 8×8 or 10×10 ft internal courtyard or light well at the Brahmasthan, without severely compromising room sizes. The most meaningful Vastu delivery at this size
  • Clear north-east and south-west compliance — the south-west to a full master suite, the north-east to pooja room and garden, with living, kitchen and secondary bedrooms still in appropriate zones
  • South-east kitchen delivered cleanly, with MEP coordinated rather than compromised
  • South or south-west staircase, usually achievable within the grid
What it cannot
  • Toilet placement still follows the stack — better odds than a 30×40, but not a free choice
  • A full traditional courtyard rather than a light well still costs more area than most families want to give

The 40×60 is where the conversation becomes genuinely productive. At 1,100+ sq.ft per floor there is enough room to pursue a Vastu-influenced layout without the acute compromises a 30×40 forces — which is worth knowing before you spend a first meeting negotiating over a courtyard that was never going to fit. The awkward shapes

Irregular and corner plots

Vastu texts favour regular, rectangular plots — square or slightly deeper than wide. An irregular plot makes zone assignment genuinely difficult because the directional grid assumes a regular footprint: an acute angle or diagonal boundary can cut off the south-west corner entirely, and the Brahmasthan may not fall within the buildable area at all.

That does not make the plot architecturally inferior. Many architects find irregular sites more interesting, because the plan develops around the site’s geometry rather than being forced into a rectangular mould. The honest conversation is to say which principles the site genuinely cannot support, and which can still be honoured.

Corner plots — a complication and an advantage at once

Two road frontages mean the entry must sit on one of them, and whether that is Vastu-correct depends entirely on which compass directions those roads run. A south-east corner plot is a genuine problem for the entrance, since neither frontage is ideal under all interpretations.

But the same two frontages produce markedly better-lit interiors, because windows face two directions. A north-east corner plot — roads to the north and east — produces the most naturally Vastu-aligned layout available: entry on the north, open on two sides, excellent light and ventilation, and the double frontage delivers open north-east and north zones without consuming internal buildable area for garden access. Corner plots are valued in Adyar, Mylapore, Nungambakkam and Anna Nagar for exactly these reasons.

The method

Which Principles Matter Most when you cannot satisfy them all

Three tiers, in the order an architect should spend effort on them:

Tier 1 — protect these first

Main entrance direction

North or east entry is a door position, not a room arrangement. It costs nothing structurally and does not affect buildable area — the single most consistently achievable Vastu input on any Chennai plot.

Master bedroom in the south-west

A room placement decision, achievable on most plots by positioning the plan correctly at first concept. It carries an architectural coincidence too: south-west rooms have higher thermal mass and less direct morning light, which suits a sleeping room.

North-east light and openness

Keeping the north-east as a lighter-use zone — pooja room, open terrace, garden, veranda — is typically achievable with deliberate planning and does not compromise room sizes elsewhere.

Strongly tied to the MEP stack and service-yard position. Design the MEP with this in mind from the start; where it conflicts with drainage fall or the stack, explain the trade-off rather than silently losing it.

Dependent on the structural column grid. On smaller plots the stair may have to go where the structure naturally allows. Explain this with a drawing.

Open or semi-open Brahmasthan

Feasible on 40×60 and above as a light well or small courtyard. Generally not feasible on a 30×40 without sacrificing too much usable area.

Toilet and bathroom placement

Stacks are set by structural bays and drainage slopes. Communicate the zone preference to the MEP engineer — but if the stack cannot move, the bathroom stays with the stack. Document the constraint.

Lower-impact assignments that can usually be worked into any reasonable zone without functional compromise.

Why Tier 1 is Tier 1

Look at what the three share. None of them costs buildable area, and none of them depends on the structural grid or the services layout. An entrance is a door position. A master bedroom is a room placement. A north-east zone is a decision about what to put where, not how much to build.

That is the whole logic of the tiering: Tier 1 is what remains available to you no matter how small or awkward the plot gets. Tier 2 depends on the grid and the stack. Tier 3 is decided by drainage. So a family that ranks these three first is choosing the principles that a compact plot cannot take away from them.

The process

Seven Steps to a Vastu-aligned plan

  1. Start with the site surveyA compass reading to verify exact orientation. Many Chennai plots sit on intermediate bearings — NNE, WSW — rather than exact cardinals, which shifts every zone placement and must be confirmed at the start.
  2. Establish the buildable areaThe footprint remaining after TNCDBR 2019 setbacks for your road width and building height. This is the real design canvas.
  3. Rank your Vastu prioritiesBefore the first floor plan meeting, list what matters most to your family in order. This lets the architect design in priority order and be transparent when a lower-priority preference cannot be met.
  4. Fix the structural grid earlyThe column grid decides where rooms can go. Have the structural engineer establish a viable grid in parallel with the first concept, not after it — which prevents designing a layout the structure cannot support.
  5. Design the MEP from the startPlumbing stacks, drainage fall and electrical distribution coordinated at first concept. MEP-driven constraints are far easier to resolve at concept than to retrofit.
  6. Review each preference against the drawn planGo through the priority list explicitly: met, partially met, or not achieved — and why. This gives you a record of the design decisions.
  7. Verify regulatory complianceA Vastu-aligned plan that does not comply with CMDA or DTCP regulations and TNCDBR setbacks is not an approvable plan and cannot be built legally. Compliance and Vastu are not in competition — a good architect delivers both.

Steps four and five are the two most commonly done in the wrong order. Where the grid and the stack are settled after the floor plan rather than alongside it, the Vastu layout that everyone agreed to becomes the layout that has to be redrawn — and the preference that gets sacrificed is whichever one the structure happens to collide with, rather than the one the family cared least about.

Frequently Asked Questions

Can a small plot be Vastu compliant?

Partially, yes — but not fully. On a 30×40 the achievable principles are entry direction, master bedroom in the south-west, and keeping the north-east lighter. A fully open Brahmasthan courtyard is generally not feasible. Smart prioritisation produces better outcomes than forcing every preference into a constrained plan.

Which Vastu rules matter most for a Chennai floor plan?

Three: main entrance north or east, achievable on any plot at no structural cost; master bedroom in the south-west, a concept-stage room placement; and north-east openness through a pooja room, garden or veranda. These should be settled before any harder-to-achieve preference is discussed.

Do corner plots have different Vastu rules?

The two do not conflict — CMDA does not evaluate Vastu, and Vastu does not override regulation.

What happens to the Brahmasthan on a small plot?

A fully open courtyard is not achievable on most 30×40 plots without sacrificing too much room area. Architects approximate it with a central skylight, an open-to-sky light shaft, or by keeping the geometric centre free of heavy columns where the grid allows — preserving the spirit of the principle, light and openness at the centre, within the real constraints.

How do TNCDBR setbacks affect Vastu planning?

Directly, because they determine the buildable footprint before any zone assignment starts. Setbacks scale with abutting road width and building height, so two identically sized plots can have different canvases. Establish the buildable area first; a Vastu layout drawn on the full plot outline is not a real plan.

Is a 40×60 significantly easier than a 30×40?

Yes, and the threshold is fairly sharp.
