Direct answer

Choose a commercial builder on what they will put in writing before you ask — the specification, the exclusions, the site-condition charges, and above all the structural assumptions behind their rate. The quickest test is one question: what steel quantity per square foot does your rate assume? Commercial floor loading is higher than residential, so a builder pricing your office like a house is pricing the wrong building. Our published commercial packages assume 3.40 to 4.20 kg per sq ft, with anything above billed at actuals (verified 22 October 2026).

One question

The Question That Separates serious quotations

Definition — Commercial Space Builder

A contractor who delivers non-residential buildings — offices, retail units, showrooms, commercial complexes and mixed-use premises — from feasibility through design coordination, statutory approvals, construction and handover. The work differs from residential building in three ways that matter commercially: higher floor loadings and therefore heavier structure, a far greater services content, and a statutory path that includes fire clearance, power sanction and lift licensing. A partner who treats a commercial project as a larger house will under-scope all three.

Ask what steel the rate assumes

A per-square-foot rate quoted before the structural design exists has to assume a steel quantity. Our published commercial packages state theirs: 3.40, 3.60, 3.80 and 4.20 kg per sq ft across the four tiers, with steel priced at ₹66,000 to ₹84,000 per MT inclusive of taxes and delivery, and anything above the assumption chargeable at actuals per structural design. Compare that with our residential packages, which assume 2.80 to 4.00 kg per sq ft. At entry level the commercial figure is 21 per cent higher than the residential one, and the reason is stated plainly on the page: commercial floor loading is higher. So if a builder quotes your showroom at a rate that looks like a house rate, ask what loading it was priced for. A builder who cannot answer has not priced your building; they have priced an average and will recover the difference as a variation.

The two ladders overlap — so “commercial” is a proxy for loading, and a leaky one

Set the two steel ladders side by side rather than comparing only their entry points. Residential runs 2.80, 2.90, 3.00, 4.00. Commercial runs 3.40, 3.60, 3.80, 4.20. The entry-level gap is the figure quoted above, but the more useful observation is what happens across the full range: a residential top tier at 4.00 assumes more steel than three of the four commercial tiers. A luxury house is priced for a heavier structure than a Commercial Essential, Classic or Premium building. Which means the building-type label is not the variable at all. Loading is. A heavily loaded house and a lightly loaded commercial unit are the same structural problem wearing different names, and because the two ranges overlap across three of four tiers, the label is a poor stand-in for the thing it is meant to signal. That sharpens the advice. “Did you price this as commercial or residential?” is answerable with a yes that tells you nothing, because a builder can truthfully say “this is our commercial rate” while having priced a loading well below what your use needs. Warehousing with racking, a showroom with heavy display units, a gym, a records archive and a general office are not one loading case, and only the first word of “commercial” is shared between them. The question that cannot be answered evasively is two-part: what loading did you price, and what does my intended use actually require? There is a second thing in the shape of the ladders. Residential spans 1.43 times from entry to top; commercial only 1.24 times. So the commercial ladder offers markedly less headroom to buy. On the residential side a worried buyer can move up to a tier assuming 43 per cent more steel than entry; on the commercial side the top tier is only 24 per cent above its own entry, and a project whose real requirement lands above 4.20 kg per sq ft cannot buy protection at any tier — it can only accept the at-actuals exposure. That matters more on commercial work than residential precisely because commercial loading varies so much more by use. The narrower ladder sits under the more variable requirement, which is the wrong way round.

Four local factors

Chennai-Specific considerations

01

Ground conditions and drainage

Chennai’s ground varies sharply across the city — coastal sand, inland clay and filled low-lying land all behave differently, and the soil report decides foundation type and depth. Drainage design matters as much as the foundation: a commercial plot that holds water will cost you in both construction and operation.

02

Monsoon preparedness

The northeast monsoon reliably interrupts concreting and earthworks. A credible programme shows when wet-weather-sensitive activities are scheduled and what the contingency is — not a timeline that assumes dry months throughout.

03

Access, parking and utilities

Road width governs what vehicles can reach your site during construction and what deliveries will look like afterwards. Parking provision follows planning rules applied to your plot and shapes the podium or basement, which feeds back into the structure. Power sanction, water and sewer connections each have their own lead times and should appear on the programme, not in a footnote.

04

The local regulatory path

For commercial work the approvals typically include building and use permission from CMDA, DTCP or the local body, Fire NOC from TN Fire & Rescue, EB sanction from TANGEDCO, lift and escalator licensing through the Electrical Inspectorate, and completion and occupancy documents. Ask which of these your builder handles in-house and which you must pursue yourself.

The order the process runs in

A properly run project moves through consultation and feasibility; architectural planning; structural design against the soil report; BOQ preparation and budgeting; statutory approvals; construction with stage-wise quality inspections; and handover with documentation. The order matters — budgeting before the soil report and structural design is guessing at the two largest variables in the project.

Loading, not the label

Tell Us the Use, Not Just the Area

Racked warehousing, a showroom, a gym and a general office are four different loading cases wearing one word. The use decides the structure, and the structure decides most of the cost.

What Does Commercial Construction cost in Chennai?

Our published commercial space builders cost per sq. ft. in Chennai packages run from ₹2,000 per sq ft at Commercial Essential to ₹4,859 at Commercial Luxury, verified 22 October 2026. These are indicative estimates with a final quotation issued after site measurement, and they exclude statutory approvals, soil-condition variation, elevation work and GST.

That entry rate is worth a note, because it matches our residential entry rate while assuming 21 per cent more steel. The explanation is in the specification rather than the structure: at the lowest commercial tier some of the services equipment — air-conditioning, fire systems, power backup — is left outside the package, which is what makes room for the heavier frame at the same figure. Tiers on the commercial side differ mainly in services content, so read the equipment list before the rate.

For a measured starting point you can work through the commercial space BOQ estimator — note that it is built around buildings up to G+3, so for anything taller use it to understand how a BOQ is structured rather than to price the whole project.

Where the money goes on a mid-size commercial build

Swipe or scroll to see the full table →

Cost headShareWhy it sits where it does
Structure and RCC28%The permanent part, and where the steel assumption lands
MEP19%Routed through the same ceiling the structure occupies
Envelope and façade16%Drives daylight, heat load and plant sizing together
Finishes15%The layer most rate tiers are actually describing
External works8%Outside the footprint, so outside most per-sq-ft rates
Vertical transport7%Lifts and escalators, with their own licensing path
Statutory and approvals4%Normally at actuals in the owner’s name
Preliminaries3%Site establishment, supervision and programme costs

The eight heads total 100 per cent, which makes the table a usable sanity check against any quotation you receive: if a builder’s breakdown puts structure at 40 per cent or services at 8, ask what they have assumed about your building that differs from a typical one.

Where the hidden costs live

On our published commercial packages the items charged separately include steel above the stated assumption, extra plinth height, filling where the site sits below road level, soil carting on constrained sites, rocky-terrain excavation, additional bathrooms and sanitary ware pro-rata, granite and marble laying, lofts, gates, compound walls, staircase and balcony railings, UPS wiring, and septic tank or sump capacity above the base. The main panel board and the EB connection are in the owner’s scope, and a flat ₹259 service charge is added to the quoted cost. None of this is unusual. The difference between builders is whether the list arrives before you sign or after.

Eight steps

How to Select a Commercial construction partner

  1. Define the building’s use and services load firstOccupancy, floor loading, air-conditioning, fire systems and power demand decide the structure and most of the cost.
  2. Commission the soil report before budgetingFoundation type follows from it, and foundation is where site-condition charges bite hardest.
  3. Ask every builder for their steel assumption in writingIn kg per sq ft, with what happens if the structural design requires more — and state your intended loading when you ask, so the answer is about your building.
  4. Request the exclusions list before the totalA builder who cannot produce one has either not thought about it or would rather you did not.
  5. Put every quotation on the same specificationStructure, MEP, fire systems, finishes and external works named by scope, not by adjective.
  6. Check who handles which approvalPreparing drawings, submitting them and following them to sanction are three separate undertakings.
  7. Review the quality control processAsk how inspections are recorded, who signs them off, and what happens when a stage fails.
  8. Compare payment schedules, not just totalsMilestone billing against measured work protects you far more than a discount against advances.

What do commercial space builders in Chennai charge?

Our published commercial packages run from ₹2,000 per sq ft at Commercial Essential to ₹4,859 at Commercial Luxury, verified in October 2026. They are indicative estimates, a final quotation follows site measurement, and they exclude statutory approvals, soil-condition variation, elevation work and GST. Rates change — confirm the current figure before budgeting.

Why is commercial construction more expensive than residential?

Higher floor loadings mean heavier structure — our published commercial packages assume 3.40 to 4.20 kg of steel per sq ft against 2.80 to 4.00 for residential. Commercial buildings also carry far more services, plus vertical transport and a longer statutory path, none of which a house requires. Note though that the ranges overlap: a residential top tier assumes more steel than three of the four commercial tiers, so loading rather than the label is what actually sets the figure.

How much loading should I specify for my use?

That comes from your intended occupancy and equipment rather than from the word “commercial”. Racked warehousing, a showroom with heavy display units, a gym and a general office are four different loading cases, and a single commercial rate cannot describe all of them. Tell every builder what the space will actually hold, and ask what loading their rate was priced for.

How do I compare commercial building contractors in Chennai?

Compare assumptions and exclusions before totals. Ask each for their steel assumption in kg per sq ft, their written exclusions list, their site-condition charges, and their specification named by grade. The gap between two quotations is almost always scope rather than margin.

Can I use a BOQ estimator for a commercial project?

Partly. Our estimator covers buildings up to G+3 and is organised around standard inputs, so it is a good way to understand how a commercial BOQ is structured and to sanity-check scope. For a taller or services-heavy building, have the project measured against real drawings rather than relying on the tool.

What approvals does a commercial building need in Chennai?

Typically building and use permission from CMDA, DTCP or the local body, Fire NOC from TN Fire & Rescue, EB sanction from TANGEDCO, lift and escalator licensing through the Electrical Inspectorate, and completion and occupancy documents. Statutory fees are normally paid at actuals in the owner’s name, and no builder can guarantee an approval — that decision belongs to the authority.

What payment schedule should I expect?

Milestone billing tied to measured, completed work. An advance-weighted schedule shifts risk onto you before anything is built, so look at how payments map to verifiable progress rather than at the headline total.

What should the handover include?

Completion and occupancy documentation, test reports, as-built drawings, operation and maintenance details, and written warranty terms. Agree the list at contract stage, because assembling it afterwards is considerably harder than producing it as you go.

No cost, no obligation

Start With the Ground and the Loading

Send your plot details, intended built-up area, building use and the services you expect. The soil test, concept plan and line-by-line BOQ cost you nothing — and that BOQ is what turns a budget into a number you can hold someone to. Across Chennai and Coimbatore.

Choose the builder you can check

Experience, reliability and competitive pricing are claims every commercial builder in Chennai will make and none can prove on a first meeting. What can be proved is whether they publish their assumptions, name their exclusions, separate their approval responsibilities, record their inspections and bill against measured work. Those five things are the difference between a partner whose quotation means something and one whose number will move. Start with the soil report, ask what loading the rate was priced for, and treat the lowest quotation as the one needing the most questions — it may still be the right choice, but only once you know why it is lower.

Four things to settle before any rate means anything

Use, ground, structure, then price
1

The intended use and its loading. Not “commercial” — the actual occupancy and equipment the floor has to carry.

2

The soil report, because foundation type follows from it and site-condition charges bite hardest there.

3

The structural design, which produces the steel figure your building actually needs rather than the one a tier assumed.

4

Then the rate — checked against the eight-head distribution above, and against every builder’s written exclusions.
