A ₹2,000 per sq.ft construction package covers construction to a documented specification — structure, masonry, flooring, bathrooms, kitchen, doors and windows, services, painting and design deliverables, across roughly 150 line items. The rate applies to built-up area. What decides whether it suits you is not the rate but what sits outside it: approvals, compound wall, utility connections, and a few items charged separately at the entry tier.
The question behind every package enquiry is the same: at this rate, what do I actually get? The useful answer has two halves — what the specification covers, and what it deliberately does not. The second half is where budgets are won or lost. To discuss your project, Buildiyo is on +91 70921 66366, +91 70921 66266 and +91 70921 66177.
₹2,000 per sq.ft is a Buildiyo package rate for entry-level residential construction, tied to a documented specification. It is not a Chennai market rate, and other builders price differently against different scopes. Final pricing depends on built-up area, design requirements, site conditions, material selections, approvals, specifications and project scope, and is confirmed only after a site measurement. Confirm current rates on the packages page before planning.
How Construction Package pricing works
Construction packages at ₹2,000/sq.ft, like any other tier, work on one principle: a rate applied to built-up area against a fixed specification.
A construction package bundles a defined specification — materials, brands, allowances and finishes — into a single rate per square foot of built-up area. Instead of negotiating item by item, you choose a specification tier and the cost follows from your area. The rate on its own means little; the rate attached to a line-item specification is a commitment you can hold someone to.
That is the whole basis for comparison. Two builders can quote the same figure per square foot and be planning very different houses — different concrete grade, different steel grade, different tile allowance, different point counts. The specification is the product; the rate is just its label.
What’s Included vs what to check
The middle column is what an entry-level house construction package generally covers. The right column is what decides whether it covers it adequately for your house.

| Area | Typically included | What to check |
|---|---|---|
| Structure | RCC frame, concrete block walls, 10 ft floor height | Concrete grade, cement grade and steel grade in writing |
| Flooring | Vitrified tiles or granite | The rate allowance per sq.ft, and what happens above it |
| Bathrooms | Fittings and sanitaryware to a stated allowance | How many are included for your built-up area |
| Kitchen | Counter, sink and wall tiling to a stated scope | The area allowance, and what a larger kitchen costs |
| Doors and windows | Main door, internal doors, windows to schedule | The area allowance and the rate beyond it |
| Electrical and plumbing | Points, circuits, supply and drainage to schedule | Point counts per room against what you actually need |
| Painting and finishes | Interior and exterior to a stated specification | Brand range and number of coats |
| Design deliverables | Structural drawings, services layouts, schedules | Which drawings, how many revisions, and 3D if you want it |
| Waterproofing | Terrace and wet areas | Whether it is specified identically across tiers |
| Quality process | Documented checkpoints during construction | How checks are recorded and whether you can see them |
Note how many entries in the right column are about allowances rather than inclusion. Most packages include bathrooms, flooring and windows — the question is how many, at what rate per square foot, and what happens when your design exceeds the allowance. That is where a package quote and a final bill diverge.
Homeowners read a package as a binary: in, or out. The right-hand column shows it is really three. Some items are included outright, with no ceiling — the structure gets the grade it gets, the painting the coats it gets. Some are excluded outright, and those are published in a list you can read on day one. But bathrooms, flooring, windows and the kitchen are included up to a cap, and that middle category behaves unlike either of the others. Category one cannot change cost, because there is no quantity to exceed. Category three cannot surprise you, because you were told about it before signing. Only the capped items are both promised and limited — which makes them the single part of the document capable of moving your bill after you have committed, and the part that reads most reassuringly while doing it. The three additionally-charged items belong here too: termite treatment, rainwater harvesting and 3D look like exclusions but behave like caps set to zero — inside the design, outside the price. So the standard advice to read the exclusions before the inclusions is half right. Read the allowances before either, because those are the only lines that are neither promised nor denied.
Ask How Many, at What Rate, and What Happens Above It
Most packages include bathrooms, flooring and windows. The allowance behind each one is what decides whether the package actually covers your house.
The Extras that catch people out
Every home construction package has exclusions, and reputable ones publish them. At an entry-level tier, three items are worth knowing about specifically, because homeowners often assume they are included.
- Anti-termite treatment — charged additionally at the entry tier, included at higher ones.
- Rainwater harvesting provision — charged additionally, and the one to plan for.
- 3D elevation design — charged separately unless you move up a tier.
The one to plan for is rainwater harvesting. It is a regulatory requirement on most Chennai plots, so it is not optional in practice — only optional within the package. Price it in from the start rather than meeting it as a surprise, and the comparison between tiers becomes honest. Confirm what applies to your specific plot with your architect.
And the standard exclusions
- Statutory approvals, billed at actuals.
- Compound wall and gates.
- Temporary electricity and water during construction.
- The main panel board and electricity board connection.
- Elevation cladding, grooves and projections beyond the standard scope.
- Land, design fees, interiors beyond the specified fit-out, and changes requested after approval.
None of these are hidden — they are published. They become surprises only when a homeowner treats the package rate as the project cost. Build your total budget first: area multiplied by rate, plus every excluded item, plus a contingency. Then choose the tier.
How to Compare construction packages
- Fix the area basisEstablish exactly how built-up area is measured. Two builders measuring differently produce non-comparable rates for the same house.
- Read the exclusions before the inclusionsInclusions sell the package; exclusions determine your real budget.
- Compare allowances, not just brandsBathroom counts, tile rates, sanitaryware budgets and window area allowances cap what the package actually covers.
- Get material grades in writingConcrete, cement and steel grades cannot be inspected once built, so they belong in the contract.
- Check the quality processHow work is inspected, how it is recorded, and whether you can see the records.
- Understand payment and changesWhen each instalment falls due, where money is held, and how change orders are priced and approved.
- Confirm rate validityHow long the quoted rate holds before requoting at prevailing rates.
- Get the specification into the contractA specification document is not a contract until it is attached to one.
An entry-level package is not automatically the wrong choice. A well-built house on a sensible layout serves a family better than a higher specification stretched past its budget — and the reverse is equally true where finishing quality genuinely matters to the household. What should decide it is the total project budget against your actual built-up area. If the numbers do not work, reducing area usually buys more than dropping a tier.

— The eighth check, and the one that makes the other seven enforceable
Build the Total Budget First, Not the Rate
Area multiplied by rate, plus every excluded item, plus a contingency. Exclusions become surprises only when the package rate is mistaken for the project cost.
What the Package Covers on the design side
Construction packages normally include the design deliverables needed to build — structural drawings, services layouts and schedules issued before execution begins. We cover these individually: house floor plan design, house elevation design, structural design and drawings and 3D architectural rendering services, which is charged separately at the entry tier. Our architectural design services in Chennai page explains how design runs alongside construction.
Once drawings exist, quantities can be measured. A BOQ estimator turns them into a construction budget you can test against the package figure — and agreement between the two is reassurance, while a large gap is a question worth asking.
Frequently Asked Questions and how to close
What does a ₹2,000 per sq.ft construction package include?
At Buildiyo, the entry-level residential package covers structure, masonry, flooring, bathrooms, kitchen, doors and windows, electrical and plumbing, painting and the design deliverables — documented across roughly 150 specification line items. The rate applies to built-up area and is inclusive of GST. Confirm current pricing and scope on the packages page, since both can be revised.
Is ₹2,000 per sq.ft a standard market rate in Chennai?
No. It is a Buildiyo package rate tied to a specific documented specification, not a market rate. Other builders quote differently and, more importantly, against different scopes — which is why comparing two per-square-foot rates without comparing what each covers tells you very little.
What is not included in an entry-level construction package?
Commonly statutory approvals, compound wall and gates, temporary electricity and water during construction, the main panel board and electricity board connection, and elevation cladding. At the entry tier, anti-termite treatment, rainwater harvesting provision and 3D elevation design are also charged additionally rather than being part of the package.
How is the total package cost calculated?
Package rate multiplied by built-up area, subject to the package scope and terms. Confirm exactly how built-up area is measured before comparing quotations — different builders measure differently, and the same house can produce different figures.
Is the cheapest package the wrong choice?
Not necessarily. A well-built entry-level house on a sensible layout serves a family better than a higher specification stretched beyond budget. What matters is the total project budget against your actual built-up area, including everything the package excludes. If the numbers do not work, reducing area usually buys more than dropping a tier.
How long is a quoted rate held?
Buildiyo states a Price Guard period during which quoted pricing is held, after which a new quotation is issued at prevailing rates. Since construction material markets move, confirm the current validity period when you receive a quotation.
