A commercial construction package prices an office building at a fixed rate per square foot against a published specification. Buildiyo offers four tiers, from ₹2,000 to ₹4,499 per sq.ft. The most important thing to know: the tiers differ mainly in building services — air-conditioning, fire systems and power backup — and at the lowest tier some of that equipment is left to the owner. Compare tiers on scope, not rate alone.
Commercial construction packages in Chennai give a business something a per-square-foot quotation alone cannot: a published specification the rate is tied to. That makes an office project budgetable at an early stage. But it also means the package is only as useful as your understanding of what it includes — which is what this guide sets out. To discuss your project, Buildiyo is on +91 70921 66366, +91 70921 66266 and +91 70921 66177.
Rates in this article are taken from the Buildiyo packages page and are correct at the time of publication; that page is the authoritative source. Scope, specifications, inclusions, exclusions and cost for any commercial project vary with building type, built-up area, number of floors, design, site conditions, MEP requirements, material choices, approvals and complexity. A final quotation is issued only after a site measurement. Treat every figure here as indicative.
What Commercial Packages Are, and how the tiers differ
A commercial construction package bundles a defined specification — structure, services, finishes and design deliverables — into a single rate per square foot of built-up area. Instead of pricing each item separately, the owner chooses a specification tier and the cost follows from the building’s area. The value lies in the documented specification behind the rate: a rate on its own describes nothing, while a rate tied to a line-item specification is something both parties can be held to.
Each tier is documented across ten specification sections with roughly 140 line items. The table below isolates the items that differ most between tiers — and they are mostly services.

| Package | Per sq.ft | Structure | Air-conditioning | Fire safety | Power backup |
|---|---|---|---|---|---|
| Essential | ₹2,000 | M25 RCC frame | Provision only — units by owner | Portable extinguishers | Space only — DG set by owner |
| Standard | ₹3,249 | M25 RCC frame | Split AC provision, piping laid | Wet riser and hose reels | 25 kVA DG, manual changeover |
| Premium | ₹3,849 | M30, post-tensioned slabs | VRF ducted to workspaces | Sprinklers, smoke detection | 62.5 kVA DG, auto changeover |
| Luxury | ₹4,499 | Steel-composite, M30 PT slabs | Central VRF with BMS | Full sprinklers, addressable alarm | 125 kVA DG, load management |
The step from Essential to Standard is the largest in the range — roughly three times the size of the steps above it. The specification explains why. At Commercial Essential, air-conditioning is conduit and drain provision only, with units supplied by the owner, and power backup is conduit and space only, with the DG set supplied by the owner. From Standard upward, that equipment is included. So the two rates are not directly comparable: an Essential building still needs air-conditioning units and a generator bought separately. Price those in before comparing tiers — the cheapest rate is not necessarily the cheapest building.
Look at what Essential actually includes on those two rows: conduit, drains, space. Every one of those is something cast into or built around the structure, and every one of the excluded items is something installed into it afterwards. So the tier boundary does not separate a cheaper building from a better one — it separates the irreversible work from the reversible work, and hands the reversible half back to the owner as a procurement job. That is why the step is three times the size of the ones above it: moving from Essential to Standard is not paying more for better equipment, it is paying for equipment at all, whereas every step above is genuinely a specification upgrade. And it carries a consequence the article implies without stating. The provisions still have to be coordinated at design stage, because conduit routes and shaft sizes are cast in regardless of who buys the units. An Essential owner therefore takes on the full services-coordination burden of a serviced building while owning none of the equipment — and has to get the sizing right for machines they have not yet purchased.
An Essential Building Still Needs Air-Conditioning Units and a Generator
Price the owner-supplied equipment into the comparison first. Two tiers are not comparable while one of them excludes the largest items.
Why Office Packages Differ from residential
Three differences show up directly in the specification.
- Floor heights are greater — 12 to 13 feet floor to floor, against 10 to 11 for a house — because services run above a false ceiling.
- Floor loading is higher, so more reinforcement is assumed per square foot.
- Services take a larger share of the cost, since air-conditioning, fire systems and backup power are occupancy requirements rather than optional extras.
That last point is why building type matters more than area in commercial work — a theme covered in more depth in our BOQ-based commercial cost estimation guidance.
How Package-Based Construction compares
A package is one of several ways to procure an office building. Each suits a different kind of owner.

| Aspect | Construction package | Itemised BOQ contract | Separate trade contracts |
|---|---|---|---|
| Scope | Defined by a published specification | Defined by drawings, item by item | Assembled from several separate contracts |
| Cost transparency | Rate fixed to a stated specification | Highest — every line priced | Fragmented across contractors |
| Customisation | Tier choice plus priced variations | Fully bespoke | Fully bespoke, but coordination falls to you |
| Coordination | One party responsible | Depends on who holds the BOQ | Owner coordinates the interfaces |
| Quality control | Built into the delivery process | Depends on supervision arrangements | Varies by contractor |
| Best suited to | Defined office scopes needing a clear budget early | Complex or unusual buildings | Owners with in-house project management |
Packages work best where the scope is reasonably conventional and the owner wants a defined budget early. For an unusual building, or one with specialist services, a fully itemised BOQ contract may fit better. Neither is universally superior — and for most commercial building construction in Chennai, the choice turns on how much of the coordination the owner wants to carry.
Resolving clashes on the drawings is inexpensive. Resolving them on site means cutting what has already been built.
— Why MEP coordination belongs in the design stage
Selecting and Delivering a commercial package
- Define requirements and assess the siteOccupancy, headcount, floors, parking, and site access, soil and levels.
- Develop the architectural planOffice layout, circulation, cores and facade — see our architect design service in Chennai.
- Complete the structural designFraming and foundations sized for commercial loads — our structural design drawings cover this.
- Prepare the BOQ against the packageMeasure what your design needs and compare it with the package allowances.
- Select the tierOn services scope as much as rate, pricing any owner-supplied equipment into the comparison.
- Finalise specifications and materialsConfirm every choice in writing before work begins.
- Execute, inspect and monitorCivil works, MEP installation and finishes, with inspections at stages where work is about to be concealed.
- Hand overSnagging closed, systems tested, as-built records and documentation collected.
In an office building, structure, air-conditioning, electrical, plumbing and fire systems all compete for the same ceiling void and shafts. Resolving those clashes on the drawings is inexpensive; resolving them on site means cutting what has already been built. That is why MEP coordination belongs in the design stage rather than the construction stage — and why the higher floor-to-floor heights in commercial packages exist in the first place.
Measure Your Design Against the Package Allowances First
Washrooms per floor area, opening areas, railing area, steel quantity. A BOQ measured from your drawings shows any excess before construction rather than after it.
What to Check Before Choosing, and seeing the building first
- Services scope — which are installed and which are provision-only, owner-supplied.
- Area measurement — how built-up area is measured, since the rate applies to it.
- Allowances — washrooms per floor area, opening areas, railing area, steel quantity, and how excess is charged.
- Foundation assumptions, since special soil conditions are billed separately.
- The exclusions — approvals, compound wall, utility connections, elevation cladding.
- Pricing validity — how long quoted pricing is held, and how scope changes are priced.
Seeing the building before it is priced
Office layout and facade decisions are easier to make visually. Floor plan design settles workspace, cores and circulation; elevation design settles the facade; and a 3D rendering service in Chennai lets stakeholders review the building before specifications are fixed. Frequently Asked Questions and how to close
What is included in a commercial construction package?
A defined specification priced at a rate per square foot of built-up area — typically covering structure, masonry, flooring, doors and glazing, electrical, plumbing, washrooms, finishes and design deliverables such as structural drawings and electrical and plumbing layouts. For office buildings, the scope of air-conditioning, fire systems and power backup varies significantly between tiers, so check those items specifically.
How much do commercial construction packages cost in Chennai?
Buildiyo’s commercial packages are currently listed at ₹2,000 per sq.ft for Commercial Essential, ₹3,249 for Standard, ₹3,849 for Premium and ₹4,499 for Luxury, inclusive of GST. The final quotation depends on built-up area, floors, design, site conditions, specifications and MEP requirements, and is issued after a site measurement.
Why is the jump from the lowest tier so large?
Because the lowest tier leaves major services in the owner’s scope. At Commercial Essential, air-conditioning and power backup are provisions only — conduit, drains and space — with the equipment supplied by the owner. From Standard upward that equipment is included. The rates are therefore not directly comparable without adding the cost of what the lower tier excludes.
How do office building construction packages work?
You choose a specification tier, the rate applies to your built-up area, and the specification defines what is included. Changes to scope are priced as written variations. Design, approvals and site preparation typically precede construction, and quoted pricing is held for a stated period before being reissued at prevailing rates.
What is excluded from a commercial construction package?
Commonly statutory approvals, the compound wall and gates, temporary electricity and water during construction, the main panel board and electricity board connection, and elevation cladding or projections. Soil conditions requiring special foundations are billed separately. Read the exclusions list as carefully as the inclusions.
Why does BOQ-based planning matter for a commercial project?
Because a package rate sets a budget framework but your actual building has its own quantities. A BOQ measured from your drawings shows exactly what your design requires against the package allowances — bathrooms, openings, railings, steel — so any excess is visible before construction rather than discovered as a variation.
