Site selection

Location and three things to verify

The primary retail and showroom corridors are Anna Salai for luxury and automotive, T. Nagar for fashion, jewellery and electronics, Velachery and OMR for modern-format retail and quick service, ECR for automotive and home furnishing, and Nungambakkam and Greams Road for premium hospitality retail. Approval authority varies — GCC for urban commercial, CMDA for outer zone — and is required before any construction or change-of-use modification:

  • Road frontage: viability depends heavily on frontage width and passing traffic volume. The facade’s visual impact from the road’s approach direction is the single most commercially important exterior design decision — and it is a function of the site as much as the design.
  • Parking: commercial parking norms set a minimum per unit of floor area, but automotive showrooms need significantly more for display, customer and demonstration vehicles. Confirm provision against both the regulatory norm and the operational requirement before committing to a site.
  • Floor slab load capacity, for existing buildings: furniture and automotive showrooms place heavy concentrated loads — granite worktops, stone display pedestals, full-size vehicles. Always commission a structural assessment of an existing slab before committing to a fit-out. Under-specified slabs are a serious and commonly discovered problem in older commercial building stock.

The brand statement

Storefront and Facade design

The facade is the highest-stakes architectural decision in a retail project. A construction company that begins facade design without a 3D render approved by the brand team is producing construction drawings for an unapproved design — and the revision cost of changing facade elements after structural or fabrication commitment is disproportionate to every other change on the project.

What makes a facade commercially effective

  • Frontage opening: the proportion of facade that is glazed against opaque determines how much product display is visible from the approach. Automotive and luxury furniture showrooms favour full-height glazing that puts the hero product on display to passing traffic.
  • Entry point design: door type, door width at a minimum 1,800mm for accessibility and 2,400mm for premium showroom, zero threshold level for wheelchairs, and lighting at the entry point. This sets the brand tone before the customer has seen a single product.
  • Illuminated signage: external LED channel letter or backlit panel signage typically requires a separate signage NOC from the local body, and large hoardings need additional clearance. Confirm permissions before committing to a facade that depends on a prominent signage element.
  • Facade material: the coastal-influence climate requires careful selection — aluminium composite cladding with PVDF coating, natural stone selected for durability and maintenance, or a high-performance external paint system at minimum 12-year exterior emulsion. For automotive showrooms, vehicle display areas may need specific airflow design to manage exhaust fume risk during customer demonstration — and fresh air intake must be located carefully relative to street traffic and parking.

Fire Safety and accessibility

NBC 2016 and fire safety

  • Fire exit routes: a minimum of two independent routes above the prescribed floor-area threshold, clearly marked exit signage, and 1,800mm minimum corridor and door width on exit routes.
  • Fire alarm: an addressable panel with heat and smoke detectors per zone, manual break-glass call points at exit routes, and audible alarm throughout. A TNFRS fire NOC is required for most commercial occupancies above 500 sq.m.
  • Sprinkler system: wet pipe sprinkler for larger premises and wherever a high fire load is present — an automotive showroom with fuelled vehicles being the obvious case. Confirm the threshold with TNFRS during the NOC application.

Accessibility is a design decision, not a finishing item. A 1:12 ramp needs the run length designed into the entry approach, and a 900mm clear path constrains fixture layout across the whole customer zone. Both are cheap on a plan and expensive once the shopfront and fixtures are fabricated — which is why the checklist puts them alongside the brand brief rather than at commissioning.
