01What is included in office construction with Buildiyo?+
Everything from test-fit and drawings through to snagging and handover, itemised in a Bill of Quantities you approve before work begins. Partitions, ceilings, flooring, power and data, HVAC terminals, lighting, fire detection, workstations and joinery are each priced as their own lines. Statutory fees, landlord charges and IT hardware are quoted separately and always in writing first.
02What is the difference between core and shell, fit-out and turnkey?+
Core and shell is the building without the workplace in it — structure, façade, cores, toilets and services to a termination point. Fit-out is everything that turns that shell into a workplace. Turnkey is both under one contract and one programme. We quote all three separately so you can see the boundary, and that boundary goes into the contract before pricing.
03What is the difference between commercial, office and co-working space construction?+
Commercial construction covers a broad range including retail and warehouses. Office construction focuses on conventional workspaces built for a single occupier. Co-working construction emphasises shared, flexible layouts supporting multiple teams in one setting — which changes seat density, services load and how the finishes are specified for churn.
04Do you quote per square foot or against a BOQ?+
Against a measured BOQ, and we also give you the cost per seat. A square-foot rate is particularly misleading on a workspace, because two offices of identical area can differ by 40% per seat depending on cabin ratio, meeting-room count and services density. The BOQ shows you which of those is driving your number.
05How long does an office fit-out take?+
A fit-out inside an existing shell typically runs 8–16 weeks depending on area, services density and cabin ratio, with test-fit and design adding 2–4 weeks and BOQ and contract a further 2 weeks before that. A core-and-shell or turnkey build runs considerably longer. The programme is agreed as a dated schedule in your contract, worked backwards from your lease commencement date.
06What approvals does a workspace need before it can open?+
Typically commercial use permission, a fire NOC covering occupancy load and exits, Shops and Establishments registration with a trade licence and signage permission, a commercial power load sanction, lift and ventilation clearances, and completion documents. Requirements vary by jurisdiction, floor area and occupancy class. We run these alongside construction rather than after it.
07Can the fit-out be done in phases while we keep working?+
Yes, and on an occupied floor it is usually the only workable approach. We zone the work, seal and separate the active area, run noisy trades outside working hours where the building permits it, and hand back completed zones one at a time. It costs more than an empty-floor programme, and we price that difference up front rather than raising it later.
08Who is responsible for what between landlord and tenant?+
It depends entirely on the lease and the shell specification, which is why we read both before quoting. Broadly, the landlord provides the shell and services to a defined termination point, and the tenant provides everything beyond it — but the line moves from building to building. We map it explicitly against your lease so nothing is assumed, and we handle landlord approvals and building-management coordination as part of the programme.
09Do you design to vastu principles?+
Where a client asks for it. Vastu is a traditional system of spatial planning, not a building code, and Buildiyo makes no performance or outcome claims for it. Workspace layouts, entry and cabin placement are prepared to your brief while meeting all structural, fire and statutory requirements, which always take precedence.
