Start with the title block and north arrow, then read written dimensions rather than measuring the paper. Walls are two parallel lines whose gap is the thickness; a door is a gap with an arc showing its swing; a window is three lines across a gap. Then walk the plan room by room as if physically moving through the house — circulation problems surface that way and no other.

Scale, and why you never measure the paper
Scale is the ratio between distances on the drawing and distances in the building. 1:100 means 1mm on paper equals 100mm in reality. A 1:50 drawing is twice as large on paper and shows more detail. Scale is always stated in the title block — and the same plan printed on different printers will have different physical dimensions, which is why the ruler is not your instrument here.
A plan on a phone screen or printed to A4 is not at its original scale. Measuring it with a ruler gives misleading results unless you have confirmed the printed scale matches the stated one.
Read the written dimension lines instead — they are the definitive measurement. And if any room lacks one, that is not a gap for you to estimate around: ask for it to be added before you approve the plan.
Thin lines with arrowheads or tick marks at each end, the measurement written above or alongside. They give the exact distance between two points — wall face to wall face, column centre to column centre, or opening width.
Translate the numbers into furniture, and they start meaning something. A bedroom shown as 3600 × 3000 is 3.6m by 3.0m, which takes a standard double bed at 2.0 × 1.5m with clearance on three sides. A room at 2400 × 2400 does not. That is the whole skill: converting a dimension into whether the thing you own will fit inside it.
Walls, Doors and windows
Walls
230mm external · 115mm internalTwo parallel lines, the gap between them representing thickness. In Indian residential work a common external wall is 230mm — nine-inch brick — with internal partitions at 115mm or 100mm. Columns appear as solid filled squares at wall junctions.
- External thickness: thicker walls improve thermal and acoustic performance. 230mm plus plaster is the Chennai norm.
- Structural against partition: load-bearing walls align with columns above and below. Partitions can be moved later; structural walls cannot be touched without the structural engineer.
- Column positions: check against the structural drawings that none lands in the middle of a kitchen worktop or a main opening.
Doors
900mm rooms · 750mm bathroomsA gap in the wall with a thin quarter-circle arc. The arc shows the swing; the pivot point shows which side the hinge is on.
- Swing direction: a door swinging inward into a small bathroom can block the toilet or basin. One swinging out into a corridor must not hit a passer-by.
- Opening width: typically 900mm for bedrooms and living rooms, 750mm for bathrooms, 1200mm or wider for the main entry.
- Clearance behind: there should be usable wall space behind an open door. A switchboard or socket in the swing zone is a common mistake the plan stage can prevent.
- Two-door conflicts: can adjacent doors open at once without colliding? A frequent error at back-to-back bathrooms and kitchen-utility junctions.
Windows

- Every habitable room needs one. A bedroom, living room or kitchen shown without a window is either dark or relying on borrowed light — ask for the design intent.
- Position against furniture: a window centred on a wall may prevent a bed, sofa or wardrobe going against it.
- Width against floor area: the window-to-floor ratio is regulated under TNCDBR. Your architect confirms it in the area statement, but you can spot a room whose windows look unreasonably small.
Everything else on a floor plan tells you where something is. The arc is the only symbol that tells you what happens when someone uses it — and it is the one homeowners skip past fastest, because it looks decorative.
It is not. Trace every arc with a finger and you will find the switchboard behind a swinging door, the two bathroom doors that cannot open at once, and the basin the door stops half a metre short of. All three are free to fix on paper and expensive to fix in brick.
Every Symbol you will meet
Thirteen symbols, and what each one should tell youConventions vary between practices — where a drawing is unclear, ask for a symbol key rather than guessing.
A reference height from which every other floor level is measured, shown as an annotated arrow or diamond: ±0.000 for ground floor finish, +0.150 for a step-up threshold, −0.450 for a sunken bathroom. Level changes between adjacent rooms — entrance to living room, bathroom to bedroom — should be checked for accessibility, particularly where an older occupant is involved.
A section marker is a circle with a line and a letter — A-A, B-B — pointing to where a vertical cut has been made. Find the matching section drawing and read it alongside the plan for ceiling heights, roof profile and stair geometry. A structural grid labels rows A, B, C and columns 1, 2, 3, so a column can be named unambiguously as A2 or B3. The structural drawing should use the same grid — confirm this when both are provided.
Trace Every Door Arc Before You Sign Anything

Reading a Plan in ten steps
- Read the title block firstProject name, drawing number, revision, scale, date. A drawing without a title block or a stated scale cannot be reliably read — and if it says “NTS”, written dimensions are your only reference.
- Find the north arrow and orient the planRotate it mentally so north is up relative to your site. Which way does the entrance face? The bedrooms? North-facing rooms get diffused light at Indian latitudes; west-facing rooms get harsh afternoon sun.
- Trace the building outlineFollow the external walls around the perimeter. Is it a simple rectangle or are there wings and projections? Check the footprint sits within your plot boundaries as shown on the site plan.
- Walk through room by roomEnter at the main door and move as you would physically. Is the living room reached directly? Can you get to the kitchen without crossing a bedroom? Circulation problems are far easier to spot by mentally walking the plan than by reading room names.
- Read every room’s dimensionsConvert each into practical terms — what fits, what does not. Any room without a written dimension should be flagged, not estimated.
- Check every door’s swingTrace each arc. Does it open into usable space? Can it open fully without blocking a switch, a basin or another door? Small bathrooms are where this fails most often.
- Count windows and check ventilationEvery bedroom and living space needs at least one openable window. For Chennai, cross-ventilation — openings on opposite walls — makes a significant comfort difference.
- Check the staircase against its sectionIs the landing wide enough? Are treads and risers shown? Is headroom adequate — at least 2.0m under the landing above? Staircase problems found after the slab is cast are very expensive.
- Verify level changesLook for datum markers. A step up into a toilet or down at the entrance shows as a level change indicator. Confirm every one is intentional and that you are comfortable with it.
- Cross-check against the other drawingsRooms and openings should match the elevations and sections; a column on the structural drawing should appear on the architectural plan. Where they disagree, ask for it to be resolved before you approve the set.
Step four is the one that finds problems nothing else finds. Reading room labels tells you a house has three bedrooms and a kitchen; mentally walking it tells you the only route to the kitchen crosses the dining table, or that guests reach the bathroom through the master bedroom. Neither of those is visible in a room list, and neither is fixable once walls are up.
Five Checks before approving a plan
Every room has written dimensions
You should be able to read a number — in millimetres or metres — for the width and depth of every habitable room. An unannotated room is an error in the drawing, not a detail to be filled in later.
The north arrow matches the site
Check it against a compass bearing taken at your actual plot. A mistake in orientation means every solar, ventilation and privacy decision in the design is wrong — which is why this one-minute check matters more than its effort suggests.
Every habitable room has a window
Walk the plan and tick each bedroom, living room and kitchen. A room without one should have an explicit design justification.
No door swing conflicts
Print the plan and mark every door arc in pencil. Look for overlaps with furniture, other doors, or switch positions.
The plan matches your brief
Compare against the room list agreed at the start. Count bedrooms, bathrooms, utility rooms and special spaces, and check the areas against what was budgeted.
The other four catch a discrete mistake — a missing dimension, an unlit room, a clashing door. The north arrow is different: if it is wrong, nothing else on the drawing can be trusted. Every judgement the architect made about sun, ventilation, privacy and Vastu was made against that arrow.
It takes a compass and one minute at the site. Do it before you review anything else, because reviewing a correctly drawn plan of the wrong orientation is time entirely wasted.
